Over the past eight years I have owned & managed eight rental units.
Though I try to accommodate as many requests as my tenants throw at me; the one request from tenants (and perspective tenants) that increasingly gets asked is:

And not only for tenants! Electronic transactions save Landlords tons of time and money... No waiting around for checks or running to the bank to deposit rental checks. Simply receive an email when a payment has been made.
When it comes to online or automatic payments; I'd have to admit that I'm the first one to sign up. For years I've been making all my personal bill payments electronically including: my Discover Card, electric, gas, insurance...
Plain and simple... It's just easier to make payments automatically. You don't have to worry about late fees, writing checks, addressing envelopes, getting stamps or even simply forgetting to make a payment.

| How to Simplify rent collections |
|
When searching to simplify rent collections; the biggest problem I ran into was finding service fees that justified the convenience.
Due to large transaction amounts (in the $850 range), credit card transaction fees of 3-7% are not acceptable. I mean who wants to pay $15 per transaction (each single payment)?? That's just insane!!
What about services such as PayPal?
I use PayPal all the time, along with a million other people... but is PayPal feasible for collecting rental payments?
After researching PayPal I thought this may be the solution for me... If I could muster the $5 transaction fee for a PayPal e-check then maybe this could be an acceptable solution.
Well I found out the hard way that when using PayPal, you cannot limit tenants to the "e-check" payment option. So, when a tenant uses a debit card or credit card, you (the Landlord) end up paying the 3-7% transaction fee.
Okay, so no more PayPal to collect rental payments.
What about my own web site?
Hey... now there's an idea. How nice would THAT be to have my own web site where (my) tenants could go online and make their rent payments??
With my own web site, I don't have to do anything!!...
...Accept get paid on time each month!!
No more...
- Wasting time running to the bank...

| Not-so-common Terminology |
Just so everybody understands the lingo, let me explain a couple of terms used throughout this page:
- ACH - Automated Clearing House network is a payment system that allows corporations and individual consumers to make payments without the use of paper checks.
This is the same system banks use to send & receive money between businesses and other banks.
- EFT - Electronic Funds Transfer is a general term to transfer funds electronically (no physical checks or bills.)
One type of EFT you may be familiar with is "direct deposit."
- NSF - Non Sufficient Funds also known as a bounced check.
- Domain - A "domain" is your web site name such as www.MyRentals.com.
- Sub Domain - A "sub domain" can also be a web site name however is limited to an already registered domain such as www.Tim.EasyRentalPayments.com. In this example the "sub" part is "Tim"

Safe and Secure
Not only is getting paid online extremely convenient... but did you know ACH transactions are safer than paper checks.
As many as ten to twelve people handle each paper check that passes through the banking system. In addition to account information, paper checks contain names and addresses, and occasionally even social security numbers of the account holders. Paper checks can be lost, stolen, or fraudulently replicated.
Fewer people view electronic checks and frequently viewers see only the encrypted version. ACH payments never get lost in the mail. Electronic transactions are much safer than paper transactions.
Fewer bounced checks
Tired of running to the bank to deposit funds... then 14 days later find out the check is bad?
Using ACH transactions, funds can be verified before getting processed, severely reducing th Non Sufficient Funds (NSF) fees for bad checks.
There is no way of knowing what your bank charges for NFS checks, but my bank charges $20. That's right... it costs me $20 if a tenant bounces their check.
Payment receipts
Both tenant and landlord can receive email receipts for each and every payment.
This saves me tons of paperwork. Just in case I needed a record of payments... I used to make a copy of the check then file it along with the post marked envelope.
Not anymore... because I have a folder in my inbox that store my email receipts containing dates, times & amounts of each and every rental payment.
Automatic Recurring Payments
Tenants can even set their payment to automatically recur each and every month... on time.
Talk about your easy rental payments... It can't get easier than that!!

| What if your tenant doesn't have Internet? |
No problem...
Believe it or not, you still can simplify rent collection process... even if your tenants do not have internet access.
You still have two options:
- Have your tenant authorize (sign) an automatic recurring debit agreement. Then you can setup the payment once online and click a box to recur each month.
- Turn the tenant's paper check into an electronic check using my ACH processing service. All you have to do is type in the routing numbers found on the bottom of every check. Funds are still validated within seconds, then sent directly to your bank account (once the check has cleared).
You can convert your paper check into an electronic check from any computer with internet access.
In fact... you can do this with all your checks and not just your rental checks.
Custom Forms/Flyers
- Easily print out "How to" flyers for your tenants. This can teach tenants how to make payments from your web site.
- Easily print your custom "ACH Authorization" form. Just in case your tenants don't have internet access... you can still collect payments automatically.

Estimated time to process application: 2-5 days It is necessary to run the proper security procedures on every application... And this process is for your own protection.

Merchant LinkId Once your merchant account has been approved; you will have access to your LinkId.
Simply enter your Merchant LinkId to your web site.
